GULF OAKS RV PARK GUEST POLICIES AND RULES

We’ve established the following general park rules to help ensure your safety and enjoyment. Guests who fail to comply with the following rules and guidelines will be evicted pursuant to Florida Statute Chapter 513.
PAYMENT
- We accept payment through our online Guest Portal with a credit or debit card. A link to the Guest Portal will be included in your reservation confirmation email.
We do not accept cash, money orders, checks, or direct payments through online apps such as venmo, cashapp, etc.
(All services such as PayPal, Venmo, CashApp, etc. offer debit cards to their customers that can be used for payment in our system.) - The balance for the first month is due upon check-in. No partial payments will be accepted. (For short-term guests, full payment for the reservation will be due at check-in.) For guests staying long-term, payment is due on the same date every month as the date you checked in. Failure to pay within three days of your due date will result in a cancellation of the reservation and immediate eviction from the park.
CANCELLATION and REFUND POLICY
- Deposit will be refunded if reservation is cancelled 15 days before check-in date.
- Deposit will not be refunded for cancellation within 14 days of reservation check-in date. The deposit will be applied as park credit for the customer, valid for up to one year.
- Failure to follow these policies in your reservation agreement and/or lease will result in eviction. In the case of eviction, no refunds will be provided.
RESERVATIONS
We enable our guests to make reservations online and choose a lot that is shown as available in the system. We make every effort to accommodate our guests with the lot that is chosen during reservation. In certain cases, the lot reserved may be adjusted to another lot, for reasons such as maintenance and improvements, group reservation adjustments, extended guest stays, etc. We reserve the right to move guests from one lot to another for any reason, at any time.
If we ask you to move from one lot to another, and you prefer to leave the park instead, we will provide a full refund for any days that have been paid for in advance.
EXPECTATIONS OF GUESTS
- Guests are expected to be respectful of other park guests, park management, and park grounds at all times. We are a quiet, peaceful park, and loud noises of any kind are strictly prohibited. Park management reserves the right to expel any guest for any behavior that is deemed irreverent to our park.
- Cookouts and neighborly get-togethers with light music are expected and encouraged! Being loud and rowdy is not acceptable. Official quiet time is between 10PM and 8AM, where there are to be no outside activities nor music/sound from within the RV that can be heard outside.
- Children must be accompanied and supervised by an adult at all times.
- No Littering! Place all garbage in the park dumpster located at the front of the park.
- Do not put anything in the dumpster other than bagged household garbage. Putting furniture, appliances, construction debris, etc is strictly prohibited.
PETS
- Pet waste must be cleaned up immediately. This rule will be strictly enforced, and non-compliance will result in immediate cancellation of reservation. We have a service that comes every Wednesday to ensure the dog waste stations are emptied and bags are provided.
- Pets must be on a leash at all times. No outdoor kennels are allowed. Pets are never to be left unattended outside.
- All pets must have a current rabies certificate.
- Aggressive pets will not be permitted.
- Excessive barking will not be permitted.
- Park management reserves the right to expel any guest for the actions of the pets that disrupt the park’s environment.
VISITORS
Any person or persons who are not named on the initial registration form as a “Registered Camper” is considered a visitor. **State Law requires us to identify all adults on premises. All visitor names must be submitted to park management via email to manager@gulfoaksrvpark.com.
RVs and VEHICLES
- All RVs, automobiles, motorcycles, or any other vehicle which requires a tag must be up to date with vehicle registration.
- Limit two registered vehicles per campsite. Larger trucks and vans used for commercial purposes may be required to park in our lot on the southeast side of the park.
- Washing of motorhomes, cars, or motorcycles on your reserved lot is strictly prohibited. RV/vehicle cleaning companies that provide their own water and power are permitted, providing they do not disturb the lots, property, and/or other guests. Management reserves the right to prohibit any such cleaning service at our discretion.
- No inoperable vehicles are allowed in the park.
- No repairs of any kind shall be made to vehicles on the property.
- No RV’s are allowed that are in a state of disrepair. RV’s that are not well maintained are not allowed. Management reserves the right to decline a reservation for an RV for any reason.
- No RVs with window unit air conditioners are allowed.
- Charging electric vehicles on your lot will require an additional monthly fee of $50
- RV’s with three or more AC units will require an additional monthly fee of $50
- RV’s equipped with washer and dryer require an additional monthly fee of $50
LOT MAINTENANCE
- Your lot should not be cluttered or “junky” in any way. No garbage can, trash, unused equipment, machinery, or debris are permitted on your lot.
- No workstations / workbenches are allowed on the lot. No use of power tools are allowed on the lot or in the park.
- No digging of any kind. Plants must stay in containers. No poles are to be anchored in the ground.
- Jack pads must be used for jacks and stabilizers.
- No items should be stored on your lot such as storage bins, boxes, or wire racks. Some items such as patio furniture with storage are allowed.
- No refrigerator, freezer, washing machine, or appliance of any kind is allowed outside of your RV on the lot.
Management reserves the right to determine what can and cannot be outside and visible on your lot.
HOOKUPS
- All 30 amp RVs must have a 30 to 50 adapter to stay in our park. Do not attempt to modify our electrical service boxes under any circumstances.
- All RV’S must be hooked up to the provided water lines with a reducer for a secure connection.
- Black water hoses must be kept off the ground with a sewer hose drain support.
- No extra hoses other than those in use should be visible.
- All hoses must be in perfect working order, with no leaks, taped repairs, or missing elements.
- Accessories needed such as adapters, reducers, sewer hoses and supports, and jack pads are available at nearby merchants including RV Connections, Ace Hardware, and Walmart, all within 5 miles of Gulf Oaks RV Park
GRILLS – FIRES – FIREWORKS
- Grills in working order are permitted.
- Small firepits must be approved by management.
- Campfires are not permitted.
- Fireworks of ANY kind are not permitted.
ADDITIONAL RULES / POLICIES:
- Speed limit within the park is 5 mph. All motorized bikes, scooters, and golf carts require a legal license.
- Parking is at your own risk. We are not liable for any damages.
- Smoking: Please be respectful of your neighbors when smoking outside. Do NOT throw cigarette or cigar butts on the ground. Any type of littering is grounds for eviction. Do not smoke in the laundry room. Smoking of cannabis/marijuana is strictly prohibited on park grounds, regardless of medical marijuana card/prescription.
- No tent camping allowed in park.
- There are postal boxes located between rows 1 and 2 that may be set up directly from the post office at 1336 Sherman Ave, Panama City, FL 32401-9500. To acquire a PO Box, we will provide you with a 6-month rental agreement with Gulf Oaks RV Park.
- Our wi-fi is a free service and is NOT included in the price of your lot rental. When multiple guests are online, the service may be difficult to access. We highly recommend you use your own service if you depend on the internet for your work, entertainment, etc.
- No business operations of any kind allowed in the park. No advertising or signage allowed in the park or on your lot.
- The bayou is not accessible from the park at this time. Do not walk down the embankment to the water’s edge. Anyone who attempts to swim or fish from the edge is doing so at your own risk. Under the Oaks Park is within walking distance and offers direct access to the bay.
Guests must accept these park rules and policies by submitting a digital agreement through the guest portal.
Management may update these policies at any time. All guests will be notified of any policy updates via email address on file.
A current copy of Florida Statute 513 is available for public inspection in the laundry room of the park, as well as online at the Florida State Legislature Website.
